A new large-scale data center development is in the works just outside Atlanta, Georgia. TPA Group, a private real estate investment firm based in Atlanta, has filed plans for a major data center campus in Newton County, northeast of Social Circle. This development, known as the Newton County Technology Park, is expected to span approximately 2.56 million square feet across nine buildings.

Project Overview: What’s Planned for the Newton County Technology Park?

The proposed site, located east of SR 11, north of I-20, and west of Social Circle Road, is set to become a major tech hub. The total campus area will cover 2.56 million square feet (237,830 square meters) once fully developed, making it a substantial addition to the region’s growing data center infrastructure.

TPA Group’s filing with the Georgia Department of Community Affairs indicates that the campus will consist of nine buildings dedicated to data center operations. Although specific design details are not yet available, the campus is expected to support a range of technological and digital services once completed.

The first phase of the Newton County Technology Park is slated to be operational by 2031. However, additional phases and timelines have not yet been disclosed, and it remains to be seen when the entire facility will be fully operational.

Location and Regional Context: A Strategic Site for Data Centers

The Newton County Technology Park is situated in a strategically advantageous location just outside Social Circle, Georgia, around 45 miles east of downtown Atlanta. Social Circle itself is a growing area, part of both Walton and Newton counties.

This development will join an already established cluster of data centers in the region, including Meta’s data center located nearby. The area’s proximity to key transportation routes such as I-20 and SR 11, along with relatively low land costs, makes it an attractive spot for large-scale data center development.

Recently, Sailfish Investors also filed plans to develop an 1.78 million square-foot data center campus along Social Circle Parkway, underscoring the growing interest in this data center hub in Georgia.

TPA Group: A Real Estate Leader in Data Center Development

TPA Group, known for its expansive portfolio of industrial, residential, office, and retail properties, has focused heavily on data center investments in recent years. The firm has acquired, developed, and sold over 300 sites across the United States, totaling investments worth over $30 billion. Their latest venture into the data center sector represents a clear commitment to meeting the rising demand for digital infrastructure.

The company’s ability to navigate complex development projects, from land acquisition to final construction, positions them as a key player in the U.S. data center market.

When Will the Newton County Technology Park Open?

The first phase of the data center campus is expected to go live by 2031. However, as is typical for large developments, the timeline for the full build-out may evolve. Depending on demand and construction schedules, additional phases may be completed sooner or later than originally planned.

The Impact on the Local Economy and Community

This data center development will not only create new jobs in the area but also enhance the region’s technological infrastructure. With more businesses seeking reliable and scalable data center services, the campus could position Newton County as a key player in the digital economy. The expansion of data center operations is also expected to lead to further development in adjacent sectors, such as telecommunications, power systems, and logistics.
